THE HOUSEBUYERS WAY

Heave a sigh of relief. Imagine you've already signed up as a client of Housebuyers, Austin's exclusive buyers' agents. Your buyer's agent has explained the buying process to you. He or she has listened carefully to what you need in an Austin house and has helped you decide what you can afford.

Now it's time to start looking. Once we find you a house, we'll progress to negotiating a contract, arranging for financing, and finally, closing the sale on your new home. Throughout the process, you'll have the continual direction, counsel, support, and encouragement of your own buyer's agent.

Here's a list of the services you can expect from your Housebuyers agent:

  • Give you an overview of the Austin housing market
  • Keep you abreast of changes in the market
  • Listen to your needs
  • Refer you to competent and friendly mortgage lenders in order to pre-qualify for a loan
  • Help you investigate neighborhoods and schools
  • Show currently-listed houses that meet your needs
  • Quickly bring new listings meeting your needs to your attention
  • Help you find houses "for sale by owner" or not yet listed for sale
  • Give you a frank and critical evaluation of houses that we tour
  • Make an offer on your behalf once we've found a house that meets your needs. This includes:
    • Finding recent comparable sales in the neighborhood to make sure you offer the right price
    • Negotiating with the seller or his/her agent to arrive at a favorable contract
    • Making sure the contract is what you want and that you understand all of its terms and requirements

After the contract is signed, we help you with all the details of completing the purchase, including:

  • Concluding your loan approval (since you'll be pre-qualified, all that remains will be the lender's appraisal of the house)
  • Inspecting the house (we'll help you find a licensed inspector to evaluate the property and identify any problems or needed repairs)
  • Arranging for title insurance and explaining its requirements (as the contract will require, your clear title to the property will be insured by a title insurance company)
  • Making sure you comply with all other terms and time deadlines contained in the contract, and informing you about similar items that are the responsibility of the seller

On the closing date, we'll accompany you to the closing in order to help you with any last-minute questions or concerns. Then the keys are yours!

Your agent will follow up after the sale to make sure any loose ends have been tied up.
